Commercial Building Design Brisbane.
Design and documentation for offices, retail and mixed-use buildings.
Formardå designs and documents commercial buildings across Brisbane and Southeast Queensland, from new office and retail premises to extensions, refurbishments and changes of use. As a QBCC licensed building designer (Building Design, Medium Rise), we look after the design and the technical documentation together, so your project can be approved, priced and built from one consistent set of drawings.
Commercial projects are shaped by more than the floor plan. Zoning, site constraints, access, parking, building classification and your intended use all influence what is possible and what it will cost. We start by understanding your site and your goals, then develop a design that works for your business and can move smoothly through approval.

Designing Commercial Buildings
Commercial buildings must meet requirements that most residential projects don't, including National Construction Code classification, fire safety and egress, accessibility, and planning controls set by the local council. We consider these from the first concept rather than discovering them late, which helps avoid costly redesign and delays.
Whether you are developing a new building, extending an existing one or changing how a property is used, we scope our work to the stage your project is at. If you are fitting out the inside of a tenancy, see our Commercial Fit Out Design page. For cafés, restaurants and bars, see our Hospitality Design page.
Why Choose Formardå for Your Commercial Project?
Licensed and accountable. Formardå is led by Andrew Lynch, who holds a QBCC Building Design (Medium Rise) licence, Licence No. 15051406. Your drawings are prepared by a licensed professional who answers for the work.
Design and documentation under one roof. We prepare the concept design and the technical documentation together. Your project is approved, priced and built from one consistent set of drawings, which cuts down on gaps and rework between stages.
Approval requirements considered from the start. Zoning, building classification, fire safety, accessibility and council requirements shape the design from the first concept. This helps avoid costly redesign late in the process.
A local studio. We're based in Annerley and work across Brisbane and Southeast Queensland, so we understand local council processes and site conditions.
Clear communication. You deal directly with the designer on your project. We scope our work to the stage you're at and provide a written fixed-fee proposal once your requirements are understood.
Coordinated consultants. We work with engineers, certifiers and other specialists, so the pieces of your project fit together.
Frequently Asked Questions About Commercial Building Design
What types of commercial projects do you design?
We design new commercial buildings, extensions and refurbishments of existing buildings, and changes of use, including offices, retail premises and mixed-use developments.
Does a commercial building need development approval?
Often yes. New buildings, extensions and changes of use commonly need a development approval from council as well as a building approval. The requirements depend on the zoning, the scale of the project and what you are changing, and we confirm the pathway before documentation begins.
Can you take a project from concept through to approval?
Yes. We can prepare the concept design, the development application documentation, and the building approval and construction documentation, coordinating with engineers, certifiers and other consultants along the way.
What is the difference between commercial building design and a fit-out?
Commercial building design covers the building itself, such as a new building, an extension or changes to the structure and exterior. A fit-out covers the interior of an existing tenancy. Many projects involve both, and we can look after the two together.
